Q: I'm about to put my house on the market and want to ensure buyers get a great first impression. What are your top tips for prepping a house for viewings?
MJ: I would strongly suggest the following series of actions when preparing your home for the market. De-cluttering is key, a deep clean, of floors, walls and throughout. A new paint job or even touch ups go a long way. Landscaping and pressure washing are important but most fundamentally, you are trying make your home as appealing as possible.
Each home is unique so I would encourage you to have your Agent help you review the best approach.
Q: I have recently purchased a rental property and want to make a few upgrades without breaking the bank. What cost-effective methods would you recommend that have maximum impact?
MJ: Upgrading your investment property is a sensitive project. You don’t want to go too far in upgrading, yet you do want to have the property up to scratch with current trends so you can attract tenants and command a slightly higher rental rate than comparable units. Simply painting walls can go a long way and new furnishings can also create a great ambiance. Appliances should be modern and energy efficient as they will appeal to a tenant wanting to keep their utility bills as low as possible. Again, your realtor should be a part of this process with you… before you buy, (selecting the right fit) and also should be involved in the post purchase and pre-renovation process too.
