Case Study 1
Small land, Big dreams

A client with a parcel of land wanted to maximise the site. PPDS explained whilst the site height parameters were generous, other factors would constrain the extent of development that would be permissible. PPDS worked with the client to realise a building which accounted for these constraints and achieved best value for money. PPDS’s involvement saved the client significant time, expense, and resources.

Case Study 2
Cost reduction
PPDS was asked to undertake a planning review of a significant condominium development. PPDS identified one small aspect that had a big impact: there was an inaccuracy in the parking calculations, resulting in excessive parking being proposed. Had this not been flagged, the excess parking would have resulted in additional cost for asphalt, increased surface for stormwater run-off, and a missed opportunity to maximise landscaping by incorporating native planting. PPDS re-ran parking calculations and was able to reduce the parking significantly, whilst still providing beyond the minimum requirements.

Launched in May 2023, PPDS, a development planning consultancy, aims to work with developers, architects, construction companies and landowners to guide and advise them on all aspects of the planning process to ensure it unfolds in a timely and efficient manner.

PPDS is run by Jess Peacey, a chartered member of the Royal Town Planning Institute (RTPI) and an associate member of the Royal Institute of Chartered Surveyors (RICS), who has 17 years’ experience as a land-use planner, including five years working at the Cayman Islands Planning Department. She therefore draws on a wealth of knowledge and, importantly, is up-to-date on changes to planning regulations and what the decision-makers are looking for in a planning application.

“There is some very prescriptive legislation, as well as certain quirks and nuances, surrounding property development that many people are not aware of,” she says. “The planning process can be quite convoluted and there can be unexpected issues, so it’s important to have someone who can foresee and manage any potential sticking points and provide informed and current advice and guidance.”

For those who own or have purchased land, working out how best to develop it, and even the most suitable use for it, is not always straightforward. Equally, for those planning to purchase land to develop, choosing the right site is crucial.
